What is a lender panel?

When you buy a property or remortgage, your mortgage lender needs legal representation too, not just you. Rather than trusting any solicitor to handle their security, banks and building societies maintain approved lists of firms they have vetted and authorised. These lists are called lender panels.

Being on a lender's panel means the solicitor has met that lender's compliance requirements, agreed to follow their specific instructions and can act for both you and the lender in the same transaction, which keeps costs down and the process moving.

Why does it matter?

Not all solicitors are on all panels. If you instruct a firm that is not approved by your lender, one of two things happens: the transaction stalls while your solicitor applies to join the panel, or the lender appoints a second solicitor to act on their behalf at extra cost to you.

This is particularly common with remortgages, where timelines are tight and borrowers often assume any regulated solicitor can handle the work. A quick panel check before you instruct anyone can save you time, money and a great deal of stress further down the line.
