Properties with stunning views command a significant premium — but how much extra should you expect to pay, and where in England does the view matter most?

It's a question worth asking when you're deciding to move home: what would you pay for a brilliant view from the bedroom window or from the patio in the back garden? And if you're selling, can you justify a higher asking price simply because buyers will be drawn to what they see beyond the glass?

We're probably all familiar with those property shows on television where prospective buyers ignore much of what a home offers inside the moment they reach the main bedroom window and take in the scene beyond. Whether it's a quaint village, a cityscape, rolling hills or the sea, a great view stops people in their tracks.

But how much is that view actually worth?


What the data says about views and property prices

Property portal Yopa analysed asking prices for homes with a notable view against comparable properties in the same area that don't share the same advantage. The results show that, on average, a desirable view can boost a property's asking price by as much as 28% — and in some regions, considerably more.

The biggest premium is found in the North-East, where a desirable view can increase the average asking price by 34.6%. The East Midlands comes next at 33.2%, followed by the North-West at 31.8%.

At the other end of the scale, London buyers are prepared to pay an average premium of 19.1% for a view of the cityscape or open parkland — still significant, but the lowest uplift in the country. The South-East follows at 27.4%, with the East of England at 30.5%.

The data broadly suggests that while views add value everywhere, buyers in regions outside London and the South-East tend to see the largest percentage uplift relative to the average local asking price.


What sellers should know

If your property looks out across open countryside, a coastline, woodland or an interesting skyline, that outlook is a genuine asset. What the data makes clear is that buyers across England are willing to pay a meaningful premium for a view — wherever in the country they are buying.

One important caveat: the value of a view depends on it remaining uninterrupted. Any plans for nearby development or infrastructure could change things, which is why your conveyancing solicitor will flag relevant planning information during the searches process.
