When you're selling a home in England or Wales, completing the conveyancing forms — including the TA6 Property Information Form and the TA10 Fixtures and Fittings Form — is an essential part of the process. While selling a home is often smoother than buying one, these forms can still feel complex and time-consuming.

This guide cuts through the jargon, explains the latest Law Society changes to the TA6 form due to take effect in March 2026, and highlights how Homeward Legal can help make your conveyancing journey straightforward and stress-free.

What are conveyancing forms?

Conveyancing forms are standardised legal documents designed to give your buyer detailed information about the property you're selling. They form a crucial part of the legal exchange between seller and buyer, ensuring transparency and preventing disputes later.

The two most common forms are:

  • TA6 (Property Information Form) - completed by the seller to provide important details about the property.
  • TA10 (Fixtures and Fittings Form) - outlines what items will remain in the property once it's sold.

The TA6 property information form

The TA6 form, issued by the Law Society, is completed by the seller to provide essential information about the property for the buyer's benefit. It covers a wide range of topics, from boundaries and planning permissions to utilities and disputes.

The form helps buyers understand exactly what they're purchasing and allows solicitors to identify any legal or practical concerns early in the process.

The TA10 fixtures and fittings form

The TA10 form lists what will be included in the sale of the property. It details items such as:

  • Curtains and blinds
  • Light fittings and shades
  • Carpets and floor coverings
  • Fitted cupboards and wardrobes
  • Free-standing items you wish to leave behind

This ensures both buyer and seller are clear about what's included in the sale, avoiding last-minute disagreements.

Currently, there are no changes planned to the TA10 form — it remains a straightforward and effective document for confirming what's included in the sale.

Why complete these forms early?

A key advantage of these conveyancing forms is that they can be completed before you even find a buyer. Providing this information early helps your solicitor prepare, allowing for a faster and smoother sale once an offer is accepted.

Likewise, when buying a property, you'll receive the completed TA6 and TA10 forms from the seller to help you make an informed decision before you exchange contracts.

What's changing in the TA6 form (effective March 2026)

The Law Society of England and Wales has announced updates to the TA6 form, designed to simplify the process for home sellers and improve clarity for buyers. The sixth edition of the form becomes mandatory for all CQS (Conveyancing Quality Scheme) conveyancers from 30 March 2026.

Key changes

10 fewer sections, with the removal of:

  • Council tax
  • Asking price
  • Tenure, ownership and charges
  • Physical characteristics of the property
  • Building safety
  • Restrictive covenants
  • Coastal erosion
  • Accessibility
  • Coalfield or mining area

The updated TA6 form is now more intuitive and user-friendly, featuring clearer explanatory notes, rephrased questions that often begin with “Are you aware of…”, and additional “not known” response options. Real-world examples have also been added to help sellers complete the form accurately. These changes were introduced following consultation with residential conveyancers and user groups.

Why these updates matter

The new version of the TA6 aims to reduce confusion, improve accuracy, and minimise delays in the home-selling process. By removing unnecessary detail and clarifying questions, sellers can provide the right information more confidently.

However, it's still a legal document — so it's vital to answer truthfully. Supplying false or misleading information could cause legal complications later, even after the sale is complete.

If you're unsure about how to complete any section of your conveyancing forms, your conveyancing solicitor can provide guidance and review your answers for accuracy.
