How can I find a conveyancer near me?

Homeward Legal works with conveyancers across the UK, helping people just like you every day. We work with a nationwide panel of premium property lawyers across England and Wales, which means you're almost always guaranteed to find local conveyancing solicitors for you.

Each local conveyancing solicitor is regulated by the Solicitors Regulation Authority, thus ensuring your protection throughout any transaction. Licensed conveyancers, who only specialise in the paperwork, contract and finances for buying or selling a house, are regulated by the Council of Licensed Conveyancers (CLC). There are a few differences between licensed conveyancers and conveyancing solicitors, which you can read here.

Our chosen local conveyancers meet our exacting standards in professionalism and customer service, so you can rest assured when you instruct Homeward Legal for your conveyancing needs, you're getting the best service possible.

What does a local conveyancing quote cover?

We understand the conveyancing process can be a complicated and confusing one, which is why we've made our local conveyancing quotes simple to understand and to cover all fixed legal fees** and disbursements*. These include but are not limited to:

  • Solicitors' fees
  • Lenders' fees
  • Stamp duty*** (in England, Land Transaction Tax in Wales)
  • Local searches
  • Land registry fees
  • VAT

***Please Note; the government temporarily increased the amount at which stamp duty to £500,000, for property sales in England and Northern Ireland. This was due to end on 31 March, but it was announced in the 2021 Budget that it will now end on 30 June. After this date, the starting rate of stamp duty will be £250,000 until the end of September. Stamp duty will then return to the level of £125,000.

Does it cost anything to get a quote for conveyancing solicitors near me?

Here at Homeward Legal we only offer free local conveyancing quotes. Which means when you get a quotation from us, it won't cost you a penny. All you have to do is enter a few details, including whether you're purchasing or selling, making a sale and purchase, looking to remortgage or require transfer of equity.

When you're happy with your quote and ready to instruct, the fixed legal fee** you see is the price you'll pay - based on the information you have provided us. There will be no additional charges or extra fees hidden in the small print.

How much do conveyancers near me cost?

Depending on the nature of the transaction, your local conveyancing quotes will vary depending on whether you're making a sale, purchase or both, as well as the value of the property.

Although you may see cheaper local conveyancing quotes advertised elsewhere, that doesn't always mean you're getting a better deal. Some local conveyancing quotes from other providers may not include all the costs up front, and their services can prove more expensive than it seemed initially. And you may even have to pay for their services again should your original sale or purchase fall through.
